Najczęściej wiąże się to z koniecznością zlecenia badań geotechnicznych i przygotowania specjalistycznej opinii geotechnicznej. W ten sposób można precyzyjnie ustalić warunki posadowienia obiektu.
Badania geotechniczne do opinii
Badania geotechniczne, które niezbędne są do przygotowania opinii, polegają na wykonaniu wierceń oraz określeniu stanu i rodzaju gruntów. Należą do grupy typowych badań makroskopowych przeprowadzanych w terenie. Dodatkowo pobierane są próbki wody i gruntu w celu późniejszego zbadania ich laboratoryjnie. Laboratoryjne badania są przeprowadzane zazwyczaj tylko w sytuacjach, gdy pojawią się wątpliwości co do właściwości pobranych próbek.
Badanie gruntu może być przeprowadzone też przy pomocy sondowań — dynamicznych, statycznych, wkręcanych itd. Wykonanie sondowania jest zalecane wówczas, gdy zostaną zidentyfikowane grunty niespoiste, czyli np. piaski i żwiry. Trzeba wówczas określić ich zagęszczenie i inne właściwości mechaniczne. Najczęściej podczas badań geotechnicznych wykonuje się co najmniej trzy otwory na głębokość od 4 do 5 metrów poniżej spodu fundamentu na terenie przewidzianym pod budowę obiektu. Niekiedy jednak wykonywane są jedynie dwa otwory, a i wartości głębokości są nieco inne (np. 2-3 metry poniżej fundamentów).
Koszt badań geotechnicznych gruntu zależy przede wszystkim od liczby wierceń, ich głębokości i rozpoznania, które może wiązać się z koniecznością przeprowadzania dodatkowych badań.
Warto jednak pamiętać, że niekiedy można skorzystać z archiwalnych badań geotechnicznych gruntów. Jeśli istnieją takie dokumenty, mogą one stanowić źródło informacji na temat gruntów występujących w podłożu oraz ich stanu. Nie mniej jednak należy wówczas wykonać co najmniej jeden otwór kontrolny w celu uaktualnienia danych na temat warunków gruntowo-wodnych na danym terenie.
